Can I apply online?
Yes. All applications are completed online.
How much is the security deposit? Is any of it refundable?
The security deposit amount depends on the result of the screening and could be either our standard $1000 or equivalent to 1 months' rent.
Is there an application fee?
We do not charge any application fees, but do require a security deposit which is refundable if the application is not approved. This deposit must be submitted at the time of the application.
Are there qualifications I have to meet to rent an apartment?
The application approval is based on a credit check, criminal background check, income, and rental history.
Is there a late fee for overdue payments? Is there a grace period?
There is a $50 late fee charged for any balance past due by 30 days. Rent is due on the first of every month.
Is renter's insurance required?
Yes, with a minimum of $100,000 in personal liability for the entire lease term. Proof of policy must be submitted to the leasing office. Section 8 residents are not required.
What happens if I need to move out before my lease expires?
Residents are responsible through the end of the lease term. Lease breaks are handled on a case by case basis and are generally charged for 2 months.
Can the apartment be sublet or listed on Airbnb or VRBO?
No, not at any time.
What leasing options are available?
12-month
Do I need a lease guarantor?
We allow guarantors on a case by case basis - but only for income purposes.
Do you offer co-living with individual leases?
No, all residents over the age of 18 must be on the lease agreement.
What are your application requirements?
We require proof of income in the form of 2 recent pay stubs, prior year tax return or a signed new job offer letter.
Do I have to pay first & last month's rent?
First month's rent. We do not require a last month's rent.
When is rent due and how can I pay my rent? What forms of payment are acceptable?
Rent is due on the first of every month. Payments can be made on your Resident Portal via eCheck, debit or credit card. Convenience fees are applied to debit and credit card payments.
Are utilities included?
Heat and Hot Water are included in the rent in all buildings except for 17 &17A where heat is electric and would be residents responsibility
What are the occupancy limits?
Maximum occupancy is two residents per one bedroom, two residents of non-familial status per two bedroom or four residents of familial status per two bedroom.
Do you have items I can rent?
We do not have any items to rent.
Are there Qualifications - income, credit history checks, criminal history, rental history, etc.?
Verifiable income, positive credit history, and a criminal background.
What are hours of the leasing office?
Monday-Friday 9am-6pm and Saturday from 10am-4pm
What are the hours for the fitness center.
The door can be accessed with a code from 5am-10pm.
What are the hours for the pool?
Weather pending from 9am-8pm
What are the hours for the laundry facilities?
For your convenience, the laundry facilities are open from 7 AM to 10 PM, daily.
What are the hours for utilizing outdoor amenities?
The pool is generally open, weather pending, from 9am-8pm.
What are the hours for the clubhouse?
We do not have a clubhouse.
Do you offer valet trash service and/or recycling?
We do not provide valet trash service, but we have dumpsters located throughout the community and a recycle receptacle near the office and building six.
Do you provide internet and cable?
Residents are responsible for their own internet and cable service. Our apartments are cable-ready. The provider in our area is currently Comcast because Salem does not have FIOS yet.
Do you have package lockers/how do I get my packages?
There is a package concierge in the leasing building. The main door opens at 5am to 10pm. The package room is accessed by a code provided to the resident upon move-in.
Is additional storage available?
Residents of two-bedroom apartments have the option of a storage bin in the laundry room. If available their apartment number is listed on the bin and they put their own lock on it.
Does this community have a pest control service?
We are contracted with a licensed and well-known Pest Control company for ongoing service. Report any insect issues to management.
Are BBQ grills available?
No, but Salem has some wonderful parks perfect for grilling.
Does the community have bicycle racks?
We have a few bicycle racks located by building 6 and between buildings 9 & 10.
Are concierge services available?
Our management team is happy to help out however we can, however, we do not offer formal concierge services.
Are washers and dryers available?
Washers and dryers are available in laundry facilities located on the first floor in every building. Laundry facilities are open from 7 AM to 10 PM.
How do I reserve community amenities?

What security features does this property offer?
All building exterior doors are locked for limited access.
What appliances are in the kitchen?
Appliances in 2-bedroom and select 1-bedroom apartments have dishwashers. Electric stoves and refrigerators in all apartments; there are garbage disposals in the sinks. Apartments do not include built-in microwaves.
Do apartments have air conditioning?
Yes, every apartment has a built-in air conditioner wall unit in the living room.
Is there a bathtub or just a shower? Are they together or separate?
Apartments have a combination tub/shower.
Do apartments have USB outlets?
No, outlets are just regular outlets.
When were these apartments built? Have there been any renovations?
These apartments were built in1973, and we did renovations in the '90s.
Are washers and dryers available? Are they in the apartments?
Yes, two washers and two dryers located on the first floor of every building.
Do the apartments have air conditioning?
An air conditioning unit is provided in all living rooms

What is the smoking policy?
Princeton Crossing is a non-smoking property.
Do you allow pets? What is the pet policy?
At Princeton Crossing, we feel your pets are members of our extended family so we strive to make them feel right at home. Our pet-centric community welcomes cats and dogs. For each pet there is a pet rent of $60 per dog and $40 pet cat. We allow two pets in total with a maximum of one dog. We do have breed restrictions and invite you to contact our leasing office to learn more!
What is the policy for snow removal?
Snow removal begins at 9am the day after the storm. Car must be cleaned and moved to an empty spot.
Are there building quiet hours?
Yes. Quiet hours between 10pm-7am
What decorations or changes to the apartment are prohibited?
Lease addendums will include this information.
Are there fees for using the common spaces?
No, common spaces are available for all residents to use without charge.
Are there restrictions for what can be put on balconies or patios?
Yes. We allow patio/balcony furniture and plants.
What is the procedure for moving out?
We require a 60-day notice to vacate in advance prior to the lease end date.
I have a maintenance/emergency maintenance issue; who do I contact?

What is the parking situation? What about guest parking?
One vehicle per each lease holder. Guests can park in our lots, however, only between the hours of 8am-6pm. Then they will need to park on city street Heritage Drive.

Witchcraft Heights Elementary School, Collins Middle School, Salem High School and Salem State are all within 2 miles.
Are you near any transportation routes? Which ones?
We are off Route 114 and 128.
Is there public transportation nearby? What stop is closest?
Yes. We have a bus line out front of our community. We also have a commuter rail to Boston's North station about a mile away.
How much traffic is there in the area? Are there any times during day/night that it is heavy?
Yes, all the routes to the highways have traffic during peak time. You will also find downtown, which is about .5-1 mile away has heavy traffic.

Am I able to renew my lease? How?
Yes. Approximately 2 months prior to your lease end date, you will receive communication from the Leasing Office regarding your renewal terms.

Yes provided you are not over occupancy. Should you choose to add someone to your lease, you will want to contact our Leasing Office regarding the application process.
Am I able to transfer from my current apartment to a new apartment or building?
Yes, we do offer the option to transfer to a new apartment within the community. Please contact our Leasing Office for our transfer policies.
How do I put in a maintenance request? How long does it take for maintenance to respond to a request?
For non emergency maintenance issues, contact our Leasing Office during business hours or you can submit an online maintenance request through the resident portal.

What constitutes an emergency maintenance request?
An emergency maintenance request refers to an urgent issue that requires immediate attention to prevent further damage, safety hazards, or service disruptions. Examples include water leaks, fire, electrical issues, gas leaks, structural and/or security concerns to name a few.
How do I enter a maintenance request online?
By visiting your resident portal and clicking on Request Maintenance at the bottom of the screen.

How do I load my laundry card?
The laundry card machine is located on the 1st floor of the leasing office building. You are able to load bills ($5,$10, $20) to your laundry card
Are there extra storage or amenities I can rent? What is the process?
Yes, for most 2 bedrooms in the laundry area. We do not provide rented storage facilities. Once you obtain a lock, the office will take theirs off.
Is there off-street parking?
Yes, Heritage Drive is a city street.
How many parking passes do I get?
1 for every registered car up to two.
Is there visitor parking?
Visitors are allowed in the lots from 8am-6pm. Then it becomes residents only parking

What are snow removal protocols?
All vehicles must be cleaned and moved to a cleared spot the morning after any storm that accumulates over 2 inches. The Leasing Office will provide all residents with snow policy details.

Can I have a pet(s)? Is there a pet rent or breed restrictions? What is the process?
Yes. Cats are allowed in all buildings for an additional $50 per month. Dogs are allowed in dog specific buildings, pending breed and weight restrictions for an additional $100 per month. Any pet needs to be approved by management.
How do I get my packages?
For your convenience there is a package concierge on the first floor of the leasing office. You are able to pick up your packages when the main door is unlocked, from 5am-10pm. You will be given a username and password to obtain packages.
Can I make spare keys?
The office will issue/make spare keys for a fee. Residents are not allowed to make their own.
How do I set up or transfer utilities (electric, water, gas, internet)?
Before a resident moves in, we send a Move-In Summary with numbers and websites to all providers.
Can I sublease or assign my lease to someone else?
The lease does not allow for subletting or for apartments to be listed on short-term rental platforms like Airbnb or VRBO.

What can and cannot go down the garbage disposal?
Small food scraps, soft non fibrous foods, ice cubes and (rinds in moderation) CAN go down the disposal. Please refrain from putting hard items, fibrous and/or starchy foods, non-food items along with grease, oil or fats as these can clog the pipes. Please feel free to call our Leasing Office should you have any questions.
What is the smoking policy?
Princeton Crossing is a non-smoking property.
Can I decorate my patio/balcony?
Small items a chairs/tables and plants may go on balconies.
Can I paint the walls or install my own fixtures?
