What leasing options are available?

We typically set up 12-month leases, but we may be able to offer shorter terms depending on when the lease would end.

Do I need a lease guarantor?

No, but if income requirements are not met, one may be required to be approved.

Do you offer co-living with individual leases?

No, we do not offer individual (by-the-bed) leases.  Anyone over the age of 18 living in the apartment must be on the lease. 

What are your application requirements?

We verify income, complete a criminal background check, and a credit check.

Can I apply online?

How much is the security deposit? Is any of it refundable?

We require a security deposit, which is $1,000.00, at the time of submitting the application.  It is refundable if the application is denied.

Is there an application fee?

​We do not charge any application fees, but do require a security deposit which is refundable if the application is not approved. This deposit must be submitted at the time of the application.

Are there qualifications I have to meet to rent an apartment?

​The application approval is based on a credit check, criminal background check, income, and rental history.

Do I have to pay first & last month's rent?

​We require the first month's rent but not the last month's rent.

When is rent due and how can I pay my rent? What forms of payment are acceptable?

Rent is due on the 1st of the month and can be paid online through your resident portal.  

Is there a late fee for overdue payments? Is there a grace period?

​There is a $50 late fee charged for any balance past due by 30 days. Rent is due on the first of every month.

Are utilities included?

Heat and hot water in included in the rent. 

Is renter's insurance required?

​Yes, we require renter's insurance. A minimum of $100,000 in limited liability coverage is required. Management must be listed as an "Additional Interested Party" on the policy. Proof of policy must be provided to the leasing office prior to move in.

What happens if I need to move out before my lease expires?

You will need to contact Management regarding an Early Termination Agreement. 

Can the apartment be sublet or listed on Airbnb or VRBO?

​We do not allow subletting, and apartments cannot be listed on short-term rental sites like Airbnb or VRBO. 

What are hours of the leasing office?

Leasing office hours are Weekdays 9 AM to 6 PM, Saturdays 10 AM to 4 PM, and Closed Sundays.

What are the hours for the fitness center.

The fitness center is open from 5 AM to 10 PM; come on over and get in a workout! 

What are the hours for the pool?

The pool is open daily from 10 AM to 8 PM — enjoy a swim! 

What are the hours for the laundry facilities?

For your convenience, the laundry facilities are open from 7 AM to 10 PM, daily.

Do you offer valet trash service and/or recycling?

We do not provide valet trash service, but we have dumpsters located throughout the community and a recycle receptacle near the office and building six.

Do you provide internet and cable?

Residents are responsible for their own internet and cable service. Our apartments are cable-ready. The provider in our area is currently Comcast because Salem does not have FIOS yet. 

Do you have package lockers/how do I get my packages?

​Package Concierge system in the office building.  When a package is logged into the system each resident gets their own email to notify them and they have their own username and pin that they log in to retrieve their package from the package room.

Is additional storage available?

Residents of two-bedroom apartments have the option of a storage bin in the laundry room. If available their apartment number is listed on the bin and they put their own lock on it.

Does this community have a pest control service?

We are contracted with a licensed and well-known Pest Control company for ongoing service. Report any insect issues to management.

Are BBQ grills available?

No, but Salem has some wonderful parks perfect for grilling. 

Does the community have bicycle racks?

​We have a few bicycle racks located by building 6 and between buildings 9 & 10. 

Are concierge services available?

Our management team is happy to help out however we can, however, we do not offer formal concierge services. 

Are washers and dryers available?

Washers and dryers are available in laundry facilities located on the first floor in every building. Laundry facilities are open from 7 AM to 10 PM. 

What appliances are in the kitchen?

Appliances in 2-bedroom and select 1-bedroom apartments have dishwashers. Electric stoves and refrigerators in all apartments; there are garbage disposals in the sinks. Apartments do not include built-in microwaves.  

Do apartments have air conditioning?

​Yes, every apartment has a built-in air conditioner wall unit in the living room. 

Is there a bathtub or just a shower? Are they together or separate?

Apartments have a combination tub/shower.

Do apartments have USB outlets?

No, outlets are just regular outlets. 

When were these apartments built? Have there been any renovations?

These apartments were built in1973, and we did renovations in the '90s. 

I have a noise complaint. Who do I contact?

​Email or call the Management office at 978-740-1700.

What is the smoking policy?

​We are pleased to be a smoke-free apartment community.

I have a maintenance/emergency maintenance issue; who do I contact?

You can either call the office at 978-740-1700 or submit the work order through your resident portal for normal maintenance requests. For emergency maintenance requests, call the office at 978-740-1700 and the Leasing Center will contact maintenance for all emergency work orders

Do you allow pets? What is the pet policy?

​Yes, we are a pet-friendly community. Indoor cats are permitted. The monthly pet rent for up to 2 cats is $40.00 per month per cat. Additional restrictions apply and will be explained during the leasing process. Dogs of non-aggressive breeds are permitted in certain apartment homes. There is a maximum of one dog per apartment home in buildings 5, 6, 7 & 8. The monthly pet rent for a dog is $60.00 per month. Additional restrictions apply and will be explained during the leasing process. This policy is subject to change without notice.

What is the parking situation? What about guest parking?

We provide ample outdoor parking for our residents.  Parking is not assigned and permits are required for all vehicles and are issued through the Management office. 

We allow guest parking during the day but after 6 PM and before 8 AM only residents with parking permits are allowed to park in the parking lots

What is the policy for snow removal?

​We have a company that snow plows the parking lots for us the day after a storm as long as there are 2 or more inches on the ground.  Residents must move their vehicles to a cleared parking spot; if none are available they can move their vehicle back once the area has been plowed

Are there building quiet hours?

The city noise ordinance is 10:00 PM. Our contract states that any time there is excessive noise that is bothersome to neighbors it is considered a lease violation. Please be considerate of your neighbors.

What decorations or changes to the apartment are prohibited?

​No major renovations can be done in the apartments. Check with Management for more details.

Are there fees for using the common spaces?

No, common spaces are available for all residents to use without charge. 

Are there restrictions for what can be put on balconies or patios? Grills, for example?

​Charcoal or gas grills on patios/balconies or on the property are strictly prohibited. 

What is the procedure for moving out?

​We require a 60-day notice to vacate in advance prior to the lease end date.

How much traffic is there in the area? Are there any times during day/night that it is heavy?

Our location has no major traffic issues, a definite plus! 

Is there public transportation nearby? What stop is closest?

The commuter rail is one mile away and the MBTA has a stop in front of the community across from the NSMC.

Are you near any transportation routes? Which ones?

We are near Route 107 which is out front, and we are 10 minutes from Route 128. 

What schools are in the area?

Local schools include Witchcraft Heights, Collins Middle School & Salem High School.
